Early to mid 1990s:

Shanghai

We began our business operations in 1993. In the early 1990s, the Yangtze River Delta region was one of the fastest growing regions in the PRC. Noting this trend, we ventured into the high-end residential property development market in Shanghai to capitalise on the growing demand for high-end residential properties.

Nanjing

Like Shanghai, Nanjing enjoys a prime geographical location in the Yangtze River Delta region. It is strategically located at the intersection of the PRC coastal regions with the Yangtze River Economic Belt. Recognising the geographical and economic importance of Nanjing, we entered the Nanjing property market in 1994 to develop high-end residential developments.

2001:

Guiyang

In response to the announcement in 2000 of the PRC government's policies to speed up economic development in western China, we expanded into Guiyang, the capital city and the economic and commercial hub of Guizhou Province and commenced our property development efforts.

2003:

Chengdu

We expanded into the fast-growing city of Chengdu as we believed that the economic growth of the city would stimulate demand for premier high-end commercial and integrated property developments. Chengdu, the capital city of Sichuan Province, is one of the most important hubs in the south-western part of China and one of the more populous cities in the PRC.

In June 2003, we acquired a company which holds land use rights to a plot of land in the Chengdu's Jinniu District with a land area of 51,009 sq m which we intend to develop over two phases.

Guiyang

In November 2003, we began the development of our first commercial development, Xintian Centre, and a residential development in the Guiyang Wu Dang District in central Guiyang, which have a total GFA of approximately 49,054 sq m (please refer to 2001: Guiyang).

2004:

Tianjin

In response to the PRC government's efforts to stimulate investment in the Bohai Rim region, we expanded into Tianjin, one of the four municipal cities under the direct jurisdiction of the PRC government. Tianjin is the largest port city of northern China and the main port serving the capital city of Beijing, making it one of the most important economic and trade centres in North Eastern China. In April 2004, we commence our property development efforts in Tianjin.

Chengdu

In December 2004, we commenced construction of Phase 1 of the development site in Jinniu district, known as Hengye International Plaza, which is to be developed into a wholesale mall with a GFA of 44,643 sq m (please refer to 2003: Chengdu)

2005:

Zhuhai

Zhuhai enjoys good geographical location. Bordered by Macau to the south and Shenzhen to the east, it is in close proximity to Guangdong, the provincial capital of Guangzhou, and to Hong Kong. We expanded into Zhuhai in anticipation of further economic growth in the city following announcements of several major infrastructure projects, including a high-speed rail connection between Guangzhou and Zhuhai, a bridge linking Hong Kong, Zhuhai and Macau, as well as the Zhuhai container port.

We obtained the land use rights for two development sites in strategic locations within Zhuhai. The first development site is situated in the new Xiangzhou Area, a newly established administrative and cultural city centre of Zhuhai, where we plan to develop a residential property project with a GFA of approximately 418,245 sq m over 2 phases.

The second development site, with a GFA of 210,893 sq m, is located in the Gongbei District, where we intend to build an integrated development comprising commercial properties (including a shopping mall) and residential apartments.

Suzhou

We expanded our property development business into Suzhou, primarily due to the city's rapid economic growth and its accessibility to Shanghai. Like Shanghai and Nanjing, Suzhou is one of the fastest growing cities in the Yangtze River Delta region.

In June 2005, we acquired two companies with land use rights for one development site comprising three zones in Suzhou with a GFA of 213,471 sq m. Approximately 80 kilometres away from Shanghai, the development site is located in Wuzhong District and is situated on a peninsula and a small island in the Dushu Lake within the vicinity of downtown Suzhou

Chengdu

In late 2005, we commenced property development efforts to build our first commercial and integrated development, Yanlord Landmark, comprising offices, serviced apartments and a shopping mall, in the heart of Chengdu's Jin Jiang District with a total GFA of this project is approximately 190,980 sq m.

Tianjin

In late 2005, we acquired provisional rights to development sites with a total expected GFA of approximately 347,500 sq m for development into a commercial and integrated property project comprising residential units, retail shops, offices and serviced apartments (please refer to 2004: Tianjin).

2006:

Chengdu

We commenced construction of Phase 2 of the development site in Jinniu District in May which consists of 57,376 sq m of residential apartments (please refer to 2003: Chengdu).

In June 2006, we obtained the land use rights for Yanlord Landmark (please refer to 2005: Chengdu).
